A customer contacted us regarding damp and dripping water around a disused chimney.

Upon inspection, we quickly identified two separate issues:

Water ingress through the chimney flashings

Dampness down one side of the chimney breast

Further investigation revealed that the lead back gutter on the chimney had been coated with a rubber compound, which had failed. When we removed the chimney cap, we discovered that both flue chambers had been backfilled with rubble and waste.

We stripped back the roofline around the chimney and replaced the leadwork.

To remove the debris, we had to make two access holes in the chimney breast. Once cleared, we installed two vents in the breast to allow for proper airflow, and we fitted a new chimney cap along with two new pots.

Poorly vented chimneys can cause significant issues in all types of properties. Warm air rises from inside the building and cools when it reaches the unventilated space above the roofline, leading to condensation and damp problems.

With over 30 years of experience in chimney construction and surrounding building structures, combined with a fully qualified lead welder on our team, we are confident in our ability to resolve virtually any chimney-related issue.

We also use a drone to inspect around chimneys, allowing us to accurately identify problems before any money is spent on scaffolding.

February 2025 started with a great view of the River Dart as we undertook a Slate Roof Repair and Lead Welding job in Totnes. These are the steps we took to complete this project:

To start, we fitted scaffolding to the three sides of the building, which resulted in seven lifts up, giving a great view of the River Dart.

We then supplied and fitted a Dry Ridge Roofing System which included the removal of the old ridge system, including a good clean to the tops of the slate before finally, fitting the new system in place.

Next, we replaced all of the slipped and damaged slate which was on the roof.

Discovering water ingress on one side of the roof, we quickly and efficiently removed the rotten timbers and stripped the roof back to add new roofing felt and timber before refitting the slates.

Finally, we discovered that one of the weather exposed doors had also been letting water in, so, we removed the door, the frame and the side timber cladding. We then renewed the rotten structural timbers and fitted a new lead tray, which was welded onsite by our in-house lead specialist. We then refitted the door along with new timber cladding and then painted the timber.

The problems with this roof were identified with our drone at no extra cost to the property owner, why not give us a call or a message today and discuss with us your roofing project!
